We had another solid month for Austin home sales in May with smaller swings in most categories. If you take out the 5% increase in our median home sale price and our 7% increase in days on market, the remaining categories moved only 3% or less when compared to May/2017. In fact, we've only had 3 categories move more than 10% all this year (out of the total 40 category reports thru May) which reflects our moderating market. We are still clearly in a seller's market since we have less than 6 months of inventory and home prices are still appreciating (though more slowly). Affordability remains a problem for Austin: Median family income increased 17% in the past 5 years, while our median home prices went up 42%. Last month, 70% of homes sold in the Austin metro area (5 counties) were outside of Austin since more affordable homes can still be had in our suburbs.
