Here are the October/2019 MLS single-family statistics for Austin, TX:
October produced another incredibly strong month for home sales in Austin...our 3rd month in a row of all-green categories. In addition, 6 of our 8 categories are dark green (10%+ positive)...the last time that happened was in Sep/2013 in the midst of our strong recovery from the buyer’s market during the Great Recession! What makes this especially remarkable is the uptick in numbers occurred at a time of the year when real estate sales historically begin to wane during the fall months. Every year, single-family home sales in Austin represent a “bell curve” where they start low in Jan/Feb (our 2 slowest months of the year), gradually increase in the spring and early summer, peak in Jul/Aug and then slowly slide down until Dec when we have a slight uptick. Not this fall, however. In fact, our YTD average for 2019 thru October is nearly all-green, too (only Days on Market is up and only by 1 day). The last time we had a year of all-green categories in our Austin market over the last decade occurred in 2016, 2013 & 2012.
