Below are the graphs I’ve sent you each month showing how dramatic our local market has been, especially the past 6-8 months or so. I’ve added a 3rd one this month showing the average sales price which shows no signs of slowing down.
I also took a screenshot of the Market Watch icon yesterday on the dashboard of our Realtor MLS which is below. This captures a moment in time with activity for home listings. As you can see, we have very few new listings (ie-homes for sale) while pendings (both Active Under Contract and Pending) and closed are very high at over twice the number of new listings. Compare that to about a year ago when the Covid lock down had just started when new listings were nearly twice the number of closed.
